$530,000
Downtown Coolidge commercial building with 2 units side by side, each with its own street entrance. Zoned C-3 in the Downtown Commercial District Overlay. The building is for sale, the businesses are not, so you can bring your own or lease to tenants. The unit on the right is a move-in ready office currently used as a tax office. Inside you'll find a reception and waiting area, private office, full bathroom, walk-in storage closet, wood-look flooring and ceiling fans. It's a great fit for an insurance agency, tax prep, title, counseling, a hair salon or barber shop. The unit on the left is home to an established glass shop and works well for any service-based business. There's a showroom with exposed brick, offices, a break room and a full kitchen with lots of cabinets, plus several more offices or storage rooms, a full bath and a half bath. Behind the showroom, the large 14 ft high warehouse/shop has a metal building section, work areas, a utility sink and 4 roll-up doors (two 10x12 and two 12x12), with alley access to the rear. C-3 also allows C-1 and C-2 uses, from offices, salons and retail to contractors, plumbing shops, light manufacturing and trade schools. The owner or lessee can also live on site within the building while running the business. Paved parking out front.
